Roxy Theater in Historic Downtown Kennewick

It’s a New Year and I’m making a push for my #ListingGoals because as a wise CRE-grasshopper trained me: You have to List; to Last! It’s always great when some tangible goal and a passion area of your hometown intersect. Downtown Kennewick is full circle for me as I grew up down there, went to St. Joes and my parents ran the Pik-A-Pop gas station. Since moving back from Chicago, I’ve dedicated some of my bandwidth and goals to advancing the urbanism of DTK and help succession plan these older businesses and buildings into the next generations of companies, investors and entrepreneurs.

One of my favorite buildings (and Client) in Tri-Cities has circled back to StrickerCRE to engage us in Landlord Representation for their 2600 SF office layout. The Roxy Antique & Theater building has been in our community and heart since 1920 where “urbanism” first started in Kennewick. I met Ann Steiger, Roxy Antique and property owner, back in 2014 when we bonded over the potential for Downtown Kennewick and what the next 5-10 years would hold for us and the DTK community. We’ve been talking about the Port of Kennewick’s Wine Village Project before the faith and tenants were secure so in short; we bonded over the opportunity with optimism.

Fast forward a couple years; Rockabilly Roasting Company is enjoying the start of their third year on the main retail front of the Roxy building. They continue to grow their roasting and physical presence in Tri-Cities and is a great staple of Kennewick Ave and a “perk” for the future Company upstairs. Upstairs is a wide-open 2600 SF floor plan that has been a variety of uses in the past. For a community that lacks some of the urban-chic or loft style office offerings; here is that platform and priced appropriately. There is a lot to know about some older buildings and City Code and permitted uses for this use; we know that it can’t be restaurant or bar. As great as that “could be” it’s not feasible and want to focus on finding an office user that could utilize this setup, economics and critical mass of businesses and buildings.

What businesses could be a good fit for this space:

  • Architect of Design Firms
  • Tech Company
  • Yoga or Pilates Studio
  • Straight Offer User
  • Photography
